We recognise that every property is individual, and ensure that every eventuality is catered for, giving you the peace of mind and confidence that you can leave everything in our hands.

As Director of the Company since purchasing it in 2003. I personally oversee every aspect of each property that we manage. I was carrying out the same duties with another Cambridge based agency for eleven years previously, thus providing me with extensive experience of the letting industry.

My intention is to build on not only my own but the Company’s reputation for reliability, integrity and the knowledge that your property is being treated as I would my own home.

FEES: For full management we only charge 10% commission plus vat per calendar month. New Tenant Application fee £100 plus vat per person. Renewal Fee £50 plus vat. Checkout Fee £80 plus vat. For full details of services provided please see the Contact Us page.

TENANTS:

We have a number of properties ranging from Rooms and studio flats to 4 bedroom houses for let, and cater for your individual needs.

FEES: In accordance with the Conditions/Schedule 2 of the Tenant Fees Act 2019 there are no fees. There is an initial Holding Deposit equivalent to one weeks rent only, which goes towards the payment of your first months rent. The deposit is five weeks and is registered with The Dispute Service and you will be sent a certificate of verification.

We listen to what you want, not what suits us, and we will try to help you find the most suitable property for your requirements.

TCPP is a registered member of The Dispute Service Limited (TDS), ensuring that all deposits held on behalf of tenants on properties are protected.

Furthermore, as a Professional Property Management Agency TCPP are also members of The Residential Landlords Association (RLA), SafeAgent (previously The National Approved Letting Scheme a Government backed accreditation scheme), SafeAgent Client Money Protection Scheme, The Property Redress Scheme (PRS) and The Information Commissioner’s Office (GDPR). This provides the Landlord with the added assurance that the Letting Agency not only conforms to the governing bodies Code of Practice, but also shows the professionalism of being in a recognised organisation. This also protects the Landlord and tenants against malpractice by enforcing the Association’s Code of Practice.

Client Money Protection What is it?

Client Money Protection is a scheme designed to protect clients money held by property agents and professionals.

The members Client’s are protected in the event that the member misappropriates the client money held in the course of running their business.

The file attached is our certificate of proof of being a member of the Scheme and that we regard our clients to be of the utmost importance and you are protected by every eventuality.

Tenants Fees & Information

PAYABLE WITH YOUR APPLICATION IF YOU DECIDE TO RENT A PROPERTY/ROOM IN ACCORDANCE WITH THE TENANTS FEE BAN REGULATIONS 1ST JUNE 2019:

THERE ARE NO ADMINISTRATION FEES

A HOLDING FEE EQUIVALENT OF ONE WEEKS RENT TO GUARANTEE THE PROPERTY WILL NOT BE TAKEN BY ANYONE ELSE & WE WILL REMOVE THE ADVERT FROM THE LETTING SITE.

THE PROPERTY WILL NOT BE HELD WITHOUT THIS FEE NOR WILL IT BE TAKEN OFF THE LETTING MARKET

REFERENCES WILL NOT START UNTIL ALL FORMS & THE HOLDING FEE HAS BEEN RECEIVED WITH THE ACCOMPANYING DOCUMENTS & SIGNED IN ALL THE RELEVANT PLACES

YOU HAVE 15 DAYS TO PRESENT ALL THE RELEVANT DOCUMENTATION TO THE AGENCY

THIS FEE WILL NOT BE RETURNED IF:

  • The tenant decides not to proceed;
  • The references are not satisfactory;
  • The tenant fails the right to rent checks;
  • Provides false or misleading information; or
  • Where the Agency tries their best to get the information required and the tenant fails to provide it within 15 days

ONE MONTHS RENT IN ADVANCE AND A DEPOSIT EQUIVALENT OF FIVE WEEKS RENT

UNLESS YOU ARE RENTING A ROOM IN A SHARED HOUSE THEN THE DEPOSIT IS EQUIVALENT TO ONE MONTHS RENT

THESE MONIES ARE DUE BEFORE YOU MOVE IN BY WAY OF ONLINE INTERNET BANKING TO THE AGENCIES BANK ACCOUNT

RENT INCREASES

ANNUAL RENT INCREASES WILL BE DETERMINED BY THE LANDLORD AND LETTING AGENCY AND WILL BE IN LINE WITH INFLATION. HOWEVER, THIS IS NEGOTIABLE.

VACATION

ONE MONTHS NOTICE IS REQUIRED BY THE TENANT IN WRITING ONLY (EMAIL PREFERED) PRIOR TO THE END OF THE TENANCY.

TWO MONTHS NOTICE IS REQUIRED BY THE AGENCY/LANDLORD TO THE TENANT IN WRITING WHICH IS EMAILED PRIOR TO THE END OF THE TENANCY.
